Atlas Gardens Cold Store

A cold store in Atlas Gardens needed a practical fix for a door that was losing cold air and a strip curtain that had worn out from daily traffic. Kenny Cape West completed the overhaul to improve temperature holding, reduce frost build-up and keep loading movements efficient.

Cold Store Door Problems In A Busy Atlas Gardens Warehouse

The site was a food distribution warehouse in Atlas Gardens, Milnerton, serving retail and wholesale deliveries across Cape Town and the northern suburbs. The cold room door had become difficult to close properly, the seals were not holding, and the old strip curtain was split and hanging unevenly. Staff were losing cold air each time the door opened, which meant the refrigeration plant had to run harder during the day.

The brief was straightforward: restore the door to reliable working order, replace the damaged curtain arrangement, and do it without disrupting dispatch times. The client also wanted a tidy finish that would stand up to trolley traffic, pallet movement and regular washdown. In this kind of store, a small fault can turn into a bigger energy and hygiene issue very quickly.

What We Had To Work Around On Site

The main constraint was that the warehouse could not shut down for long. Forklifts were moving in and out, stock was already staged for the day, and the client needed the cold room available for picking and holding. We planned the work in a short window and kept the old opening protected while sections were removed and refitted.

Atlas Gardens has a mix of warehousing and light industrial activity, so access had to stay clear and safe for staff. The client also needed the work to cope with coastal humidity, dust from traffic and the usual strain from frequent opening and closing. We checked the frame alignment, the hinge action, and the condition of the door hardware before fitting the replacement items.

  • Limited downtime while stock remained in the building
  • Daily door traffic from staff and machinery
  • Need for good sealing in warm weather and during load-shedding backup periods
  • Cleaning access had to remain simple for the operations team

Door Overhaul And Strip Curtain Replacement

We supplied and fitted new strip curtain material suited to cold room use, cut to the right overlap so it could close quickly after each pass through the opening. The damaged strips were removed, the retainers were checked, and the hanging line was reset so the curtain sat evenly across the doorway. Where the old set had become twisted and torn, the new layout gave a much neater barrier.

On the door side, we carried out the overhaul with attention to the closing action, seal contact and general alignment. We cleaned the contact areas, adjusted the fit where needed, and checked that the door was shutting fully without excess force. We also inspected the surrounding insulation edges and the threshold area because those points often show wear before the rest of the panel does. A cold store door has to be practical first, not just look tidy.

  • Strip curtain replaced with correctly sized cold room strips
  • Door closing action checked and adjusted
  • Seal contact inspected for cold loss points
  • Threshold and edge areas cleaned and checked

Project Timing And Working Method

The job ran over one week from first inspection to final handover. The first visit covered measurements, condition checks and confirmation of the opening size. After that, material was prepared and the site visit was booked around warehouse activity so we could complete the work with minimum interruption. The final fitment and checks were done in one working shift, with the client team present to test access in real use.

That timing suited the site because the warehouse had to keep moving. We did not leave loose sections or unfinished fittings in place overnight, and we made sure the door and curtain area were usable before we left. Small delays on this type of job can become costly, so the sequence had to be tight and practical.

Results For Temperature Holding And Traffic Flow

Once the work was complete, the cold room held temperature more steadily and the doorway lost far less conditioned air during busy periods. The new curtain also helped cut down on dust movement and reduced the amount of warm air entering when staff moved stock in and out. That made the room feel more controlled and put less strain on the refrigeration plant.

The client team reported smoother passage for staff and trolleys, with the door closing properly again and fewer complaints about ice build-up near the opening. In practice, that means less wasted running time, better product handling and less nuisance maintenance later on. It also improves the day to day working enviroment for the warehouse crew.

  • Improved seal at the door opening
  • Reduced cold air loss during loading
  • Better protection against dust and warm air ingress
  • Less frost and condensation around the threshold

What We Would Repeat On The Next Cold Store Job

We would approach the next cold store in the same way: inspect first, measure carefully, then time the work around operations so the client does not lose trading hours. On warehouse sites, the best result usually comes from dealing with the doorway as a complete system rather than treating the curtain and door as separate issues.

For Atlas Gardens, that meant checking the mechanical fit, replacing worn strip curtain material and leaving the area ready for daily use. It is the kind of job where the details matter, because a good cold store opening saves power, keeps stock safer and makes life easier for the people using it every day. If a site needs the same type of work elsewhere in Cape Town, the Winelands or West Coast, we can plan it around loading times and maintenance windows.

What clients say

Questions we get asked

Could this type of work be done without shutting the cold room for a full day?

Yes. We plan around the site’s loading schedule and complete the work in a short window where possible, so stock movement can continue.

Do you only handle cold rooms for food businesses?

No. We also work on farm stores, retail back areas, warehouses and other commercial refrigeration spaces across the Western Cape.

Can you include maintenance after the repair?

Yes. We can set up planned maintenance, temperature logging, coil cleaning and shutdown preservation if the site needs ongoing support.
