Why coil cleaning matters in the Western Cape
Coils collect dust, lint, grease, pollen and salt in the air. In Cape Town, that often means fine dust from traffic and building sites, plus coastal moisture that makes grime stick. In the Winelands and West Coast, farm dust, bird matter and airborne debris can build up quickly on condenser and evaporator fins. Once the fins block, the system loses airflow and has to run longer to reach set temperature.
For refrigeration, that means higher power use, warmer product temperatures and more wear on compressors, fans and controls. For aircon units, it can lead to poor cooling, ice build-up on evaporators and weak air delivery through the room. Regular coil cleaning helps keep the system within the temperature range it was designed for, especially during summer peaks and load shedding recovery when equipment works harder after power returns.
What our coil cleaning service includes
We clean both evaporator and condenser coils on commercial refrigeration and aircon systems. The method depends on access, contamination and the type of equipment on site. We work on walk-in cold rooms, underbar fridges, split aircon units, packaged systems and rooftop condensers. Where needed, we can combine coil cleaning with drain clearing, temperature logging or a basic service visit.
- Inspection of coil condition, airflow and visible contamination
- Safe isolation of equipment before cleaning starts
- Removal of dust, grease, lint and surface build-up from fins and frames
- Cleaning of fan guards, drip trays and nearby accessible areas
- Checking for blocked drains, bent fins, corrosion and air leaks
- Reassembly and test run to confirm airflow and operation
If a coil is heavily packed with grime, we will say so before work starts. In some cases the fins need a slower wash, fin comb repair or follow-up work if the coil is damaged or corroded. We do not force the issue and risk bending the coil pack or driving dirt deeper into the unit.
Our cleaning process on site
We start with a quick check of the unit, location and access. That includes noting whether the system is indoors, outdoors, on a roof, in a prep room or inside a cold room. We then switch off and isolate the equipment, protect surrounding surfaces where needed and select the right cleaning method for the coil type. Fin spacing, metal condition and contamination level all affect the approach.
For light to moderate dirt we use controlled washing and coil-safe cleaning methods to lift dirt without damaging the fins. For heavier build-up, especially on condenser coils exposed to dust or grease, we allow more time for dwell and rinse cycles. Where the unit has a drain pan or condensate line, we check for sludge or standing water that may be contributing to odour or overflow. After cleaning, we run the system and check that air is moving freely through the coil face and that temperatures begin to recover properly.
- Site assessment and equipment isolation
- Coil-safe wash and rinse where suitable
- Drain and tray check
- Airflow and operating check after cleaning
- Report on any damage, corrosion or follow-up items
Turnaround and response times
For planned work in Cape Town, Montague Gardens, Stellenbosch, Paarl, Malmesbury and Vredenburg, we normally book coil cleaning into a maintenance visit or a stand-alone call-out, depending on the size of the site. Small split units can often be cleaned within the same visit. Larger cold-room systems, banked condensers or multiple store units need more time, especially if access is tight or the system has not been cleaned in a long while.
We aim to keep disruption low. For shops, we can often schedule early morning, after hours or during slower trading periods. For farms, we plan around packhouse activity, deliveries and cold chain requirements. If a unit is running badly and the coils are clearly blocked, we can prioritise the job as a call-out and advise on temporary steps until we arrive.
Pricing approach for coil cleaning
We price coil cleaning according to the number of units, access, coil size, contamination level and whether the work is on refrigeration or aircon equipment. A single split aircon coil is priced differently from a large condenser bank on a roof or a cold room evaporator with tight access. If the job includes after-hours work, high access, chemical-safe handling or repeat visits, we quote that upfront.
For maintenance clients, coil cleaning can be folded into a planned service contract so there are fewer surprise call-out costs. That suits sites that deal with dust, salt air, flour, grease, lint or heavy seasonal use. We will always tell you if a coil only needs a clean, or if there are signs of fan problems, gas issues, blocked drains or failing components that should be dealt with at the same time.
- Single-unit pricing for small aircon or fridge systems
- Multi-unit rates for shops, packhouses and farms
- Quoted access charges for roofs, lifts or confined spaces
- Maintenance contract pricing for scheduled cleaning cycles
How often coils should be cleaned
The right interval depends on where the equipment sits and how hard it works. A clean office aircon in a sheltered area may only need coil cleaning every 6 to 12 months. A shop condenser in dusty air, or a cold-room evaporator in a food prep area, may need attention every 3 to 6 months. Coastal sites, fish handling areas and farm packhouses often need closer intervals because salt, moisture and airborne particles collect faster.
We usually recommend shorter intervals before summer, after high pollen periods and after any work that creates fine dust nearby. If a site has regular load shedding, the system may cycle more often once power returns, which makes clean coils even more important. For cold rooms, we also look at temperature logging trends, because a slow rise in running time can point to blocked fins long before a breakdown happens.
Book coil cleaning from Montague Gardens
Kenny Cape West is based in Montague Gardens, Cape Town and works across the Western Cape, including the city bowl, the Winelands and the West Coast. Our team handles coil cleaning as part of refrigeration and aircon maintenance, emergency repairs and cold-room care. Whether it is one unit at a shop or several systems on a farm, we keep the process practical and tidy.
If your equipment is using more power than usual, blowing weak air or struggling to hold temperature, dirty coils are one of the first things to check. Send the site details, number of units and the type of system, and we will advise on the best way to schedule the work.
